A few days ago, I was helping an investor find a small house.
Tight budget. Limited options. Not easy.
After searching, we found a property listed at £110K. It wasn’t just a house — it had potential.
A big bathroom that could be split.
A dry basement with a window — perfect for a second bathroom or extra room.
We offered full asking. Confident.
But then came that dreaded phrase:
“Please send us your best and final offer.”
We raised it to £112.5K. Then £115K.
And still… we lost the deal.
Why?
Because the seller chose someone else. Not for a higher offer. But because they’d built a relationship.
That moment was a game-changer.
It wasn’t about money.
It was about trust, connection, rapport.
The buyer who got the deal didn’t necessarily offer more. They simply made the seller feel comfortable.
And in property — just like in business — people follow their feelings.
When it comes to finding property deals, money is actually the most expensive currency.
There’s another one: relationships.
And from relationships, comes a second invisible currency: favors.
A favor can mean a discount.
A faster deal.
Access to off-market opportunities no one else sees.
When times get tough, it won’t be your bank balance that saves you.
It’ll be your network.
So, what does this mean for you if you’re trying to find property deals?
Start investing in people as much as you invest in property.
Agents — Take the time to chat, not just transact.
Builders — Ask questions, show respect, be human.
Investors — Share your wins and your struggles.
Teams — Build loyalty, not just contracts.
The strongest investors are often the most connected.
Because when opportunity knocks, money talks…
But relationships open the door.
If you’re serious about finding property deals, don’t just chase numbers.
Treat your network like a bank.
Deposit time, kindness, and trust now…
So you can withdraw opportunities later.
That’s how you win deals others miss.
