The question is, how can you use artificial intelligence to help you furnish your rental properties more efficiently and looking better? I’ll be brutally honest with you: interior design is not my strong suit. My sense of colour combination? It’s not great. But as a property investor in Liverpool, I know that innovation is the only way to stay ahead of the curve.
Most investors face a "plain" problem. You buy a property in good condition—white walls, vinyl floors, totally empty. It’s a clean slate, but it’s cold. We recently took an empty 2-bed property in Liverpool and decided to do things differently. Instead of guessing, I provided images of the empty rooms to Gemini AI. I told the system: "This is for a student. Give me a design." The AI estimated the room dimensions and added a single bed, a desk, a chair, and even a rug. It wasn't perfect—it tried to put a lamp in front of a door—but it gave me a complete specification in seconds.

By using the AI-generated list, we sourced items that provided a sense of luxury without the designer price tag. We spent approximately £4,000 for the whole property, including assembly.
