We often jump into investments thinking we’re being proactive. Stocks, crypto, property, a new business idea, even flipping cars. We are driven by the noise and the hype around immediate returns.

I’m not talking theory. Right now, I’m walking this path myself, actively working with a mentor to teach me how to buy businesses. Why? Because I know this: Without education, your options shrink. With education, your vision expands.
Once you’ve got the knowledge, you begin to understand concepts that transcend a simple bank balance. You start to understand metrics like:
● EBITDA x Multiplier: (Earnings Before Interest, Taxes, Depreciation, and Amortization) used for valuing businesses, not just property.
● ROCE (Return on Capital Employed): The efficiency metric that shows you how much profit each pound of yours is generating.
● Risk-Adjusted Returns: Understanding how much risk you have to absorb to achieve a certain level of return.
That’s when you stop being sold investments and you start choosing them based on your conditions.
Here’s what I mean by choosing based on your conditions.
Imagine you invest £100 in three different assets:
● Asset A gives you 5% per year.
● Asset B gives you 10% per year.
● Asset C gives you 25% per year.
Sounds like an easy decision—go for the 25%, right?
But what if the 25% return demands 90 hours a week of your time? What if it requires a skillset you don't have, or massive liability insurance?
Suddenly, it’s not a return anymore. It’s a trap.
This is where most people go wrong. They chase returns without understanding what’s required of them in the process. The goal isn’t just to make your money work hard; it’s to make it work harder for you, based on your lifestyle, skillset, and goals.
The clarity needed to choose the right investment only comes from one thing: Financial education.
This education isn't just about reading books; it's about:
● Real-world experience: Understanding the friction points of different strategies.
● Mentorship: Learning from those who have successfully navigated multiple asset classes.
● Trial and error: Making small, calculated mistakes that inform your future big decisions.
This continuous learning teaches you how to assess every opportunity through the critical lens of return vs. responsibility.
The wealthiest people don’t default to one strategy. They have a deck of cards—a deep understanding of property, stocks, bonds, business acquisition, and more—and they know when to play each one.
For someone who wants Property Cashflow but has a high income and zero time, the right card might be Joint Venture (JV) partnerships or funding Deal Packagers. They leverage their capital and trust, not their time.
For someone with time and construction skills but limited cash, the right card is the BRRRR model (Buy, Refurbish, Rent, Refinance, Repeat). They leverage their effort and knowledge to recycle capital quickly.
You can only make this intentional choice once you understand the mechanics of each game. If you don't know your options, you don't have any.
