Let’s start with one idea: property is a business, not a hobby.

That sounds obvious, but the way many landlords operate tells a different story. They make decisions reactively, keep important documents in different places and rely on hope when they should be relying on systems.

Recently, a landlord told me that the Renter’s Rights Act means he can never get his house back. That is a myth. The removal of no-reason notices does not mean landlords have lost every route to possession. Selling, moving in, serious arrears and antisocial behaviour remain grounds, subject to the correct notice periods and evidence.

The bigger change is that disorganisation is no longer an option. No paperwork, no possession.

So, what should you do this week? Put every tenancy agreement, deposit certificate and gas safety record in one system. It does not need to be complicated. It does need to be reliable.

Here is my test: if you cannot find a document in 30 seconds, you do not have a business. You have a drawer.

That may sound blunt, but property rewards professionalism. A tenant issue, a compliance question or a possession process can become expensive very quickly when your records are incomplete. The professional does not wait for a problem before building a system.

The same principle applies when you assess a deal. Look at 10 Walton Village in Liverpool. It was bought from a bank for £135,000, valued at £350,000 and configured as seven studios, producing £2,500 a month net.

Nothing about that was luck.

It was patience, knowing the area and having a plan with a budget. That is how you should think about property. Not as a lucky purchase, not as a hobby and not as a shortcut to guaranteed wealth. It is a business that requires research, numbers, processes and judgement.

You need to know your area. You need to understand the demand. You need to budget for the work. You need to keep proper records. And you need to make decisions based on the numbers, not the smell of a property or the excitement of a potential bargain.
