WHY WORKING WITH US
Maintaining Your Property in Its Optimal Condition
We understand as investors ourselves, that a property is an asset for the long term and therefore it needs to be taken care of. So-called management companies only care about how much money they can extract from each owner and take advantage of investors who put their entire life savings into a property that should be their retirement. That is why as part our our management we ensure your property meets all the regulatory requirements so in case of an inspection you pass with flying colours. We handle for you:
- Quarterly Health Check – Over 30 checkpoints for your property’s health
- Annual Gas Safe Certificate
- Annual PAT Testing - HMOs
- 3 Yearly Fire Risk Assessment - HMOs
- Council Licenses (5 Yearly HMOs or 3 Yearly BTL)
- Electrical Condition Report (5 or 3 Yearly).

We Are Fully Systemised
Property is a business and therefore needs to be efficient and that means good systems in place. That is way we have fully systemised our operations. Some examples:
- Our tenants report repairs directly into our Job Ticketing system
- Jobs are sent automatically to our maintenance team to respond fast
- Our suppliers log invoices into our system. This makes Accounting easy.
- Our systems generate tenancy contracts that meet all regulations
- We provide you with profit and loss reports each month
- We keep and manage your property records. No hassle for you
- Fire checks (HMO) are increasingly important so we have also systemised it.

Common questions
How much does HMO management cost in Liverpool?
Our full management fee is 12% for an HMO and 9% for a single let. Tenant finding and vetting is £250 for a single let, or from £150 per room for an HMO. Monthly accounting is an optional £50 a month, which includes a profit and loss report for each property plus the annual HMRC and Companies House filings. We add no markup at all to repairs — many agents add up to 15% — and a guaranteed rent scheme is available instead of a management fee if you would rather have a fixed monthly figure.
What is included in full HMO management?
Tenant finding and vetting, rent collection, all compliance and licensing work, maintenance through our own in-house team, and direct handling of the internet, water, gas, electricity and council tax accounts. You also get a quarterly health check covering more than 30 points on the property. If you take the optional accounting service, you receive a monthly profit and loss report for each property and the annual HMRC and Companies House reports.
What is the difference between a guaranteed rent scheme and a management fee?
On a management fee you receive the actual rent collected, less our 12% for an HMO or 9% for a single let, so your income moves with occupancy. On a guaranteed rent scheme you receive a fixed monthly amount whether the rooms are full or not, and we carry the void risk. The fee model usually pays more over a full year on a well-let property; the guaranteed scheme pays less but is predictable. Both are available.
What safety checks does an HMO landlord have to keep up to date?
A Gas Safe certificate annually, PAT testing annually, a fire risk assessment every three years, and an Electrical Installation Condition Report every five years — or every three, depending on the property. Council licences run five-yearly for HMOs and three-yearly for buy-to-lets. We handle the whole schedule as part of management, and add a quarterly health check of our own covering over 30 points, so an unannounced council inspection finds nothing outstanding.
Do you add a markup to repairs and maintenance?
No. You pay the supplier invoice as it is. Many management companies add up to 15% to every repair, which quietly makes maintenance a profit centre for the agent rather than a cost to be controlled. We run our own maintenance team and use certified suppliers, and tenants log repairs directly into our job ticketing system so the work is dispatched immediately rather than sitting in an inbox.
Do I need an HMO licence?
Mandatory licensing applies across England to any HMO occupied by five or more people forming two or more households. Below that threshold it depends on the council: Liverpool and the Wirral have operated additional and selective licensing schemes covering smaller HMOs and ordinary rentals in designated areas, and the boundaries change. We check what applies to your specific address and apply on your behalf — the application fee itself is not included in our fee.
Can you manage my property if I live outside the UK?
Yes. A large part of our investor base is overseas, and the service is built so the owner never needs to be in the country: we deal with the utility and council tax accounts directly, tenants report repairs into our system rather than to you, and the optional accounting service produces a monthly profit and loss report for each property along with the annual HMRC and Companies House filings. We work in English and Spanish.
How many properties do I need before you will manage them?
One. We manage single properties and full portfolios on the same terms and with the same process — the systems do not work differently for a first-time landlord with one three-bed than for an owner with a dozen HMOs.
