Buying the home you live in is an emotional decision with a monthly cost. This calculator strips it back to the real number: what owning costs you each month, all in, against what renting the same house would.
A £220,000 house on a 90% mortgage at 4.8% costs about £1,140 a month on repayment. Add insurance and a £150 maintenance allowance and the real cost is nearer £1,340 — against £1,050 to rent the same house, with £22,000 of capital tied up.
First-time buyer relief reduces or removes the charge below the relevant threshold, and the higher-rate surcharge does not apply when this is the only property you own. The calculator applies the residential rates rather than the investor ones.
Month to month it is often slightly more expensive once maintenance and insurance are counted. The case for buying is the capital you build and the security of tenure, not a lower monthly outgoing.
One per cent of the property value a year is the conventional allowance, and older housing stock needs more. It is the line that owners forget and that turns a comfortable budget into an uncomfortable one.
