What does a property sourcing agent actually do?
A sourcing agent finds the deal, checks it stands up, and hands it over ready to buy. In our case that means identifying the property — often off-market — running the numbers on purchase price, refurbishment, finance and achievable rent, managing the refurbishment through our own team, and handing over a tenanted, compliant, income-producing asset. We have been doing this in Liverpool for more than ten years, and one recent investor project was aired on the BBC.
How much does property sourcing cost?
Our sourcing fee starts from £6,000. Where your project lands depends on what you are buying and how much of the work you want us to carry: a straightforward buy-to-let purchase sits at the bottom of that range, while a full HMO development with the refurbishment run end to end sits above it. The figure is agreed and quoted in writing before any work begins, and nothing is payable before you have seen the deal and its numbers.
What is BRRR, and does it work in Liverpool?
BRRR stands for Buy, Refurbish, Refinance, Rent: you buy a property below its post-refurbishment value, improve it, revalue and refinance to release most of the original deposit, and let it out. It depends entirely on the gap between what you pay plus refurbishment and what the property is worth once finished — which is why it works in markets with older stock and room to add value, and why the refurbishment stage is the riskiest part of the whole strategy. It is one of the strategies we run for investors, alongside straight buy-to-let and HMO development.
What kind of returns do your investors’ properties produce?
Two real examples from properties we manage. A converted HMO in Liverpool L4 generates £3,200 a month gross and £1,500 net to the owner. A three-bed single let in L9 lets at £1,000 a month. Those are the actual figures, not projections — but they are two specific properties bought at specific prices, and no deal should ever be judged on someone else’s numbers. The point of the calculators on this site is that you can put your own in.
Do you find off-market properties?
Yes — off-market and higher-value opportunities come through local connections built over more than ten years of trading in the same two markets. That matters because the deals that make money are rarely the ones sitting on a portal with thirty other investors looking at them.
Can you manage the property after I have bought it?
Yes, and most of our sourcing clients do exactly that. Management is 12% for an HMO and 9% for a single let, with no markup on repairs. Buying through one company and managing through another adds a handover gap that is usually where the first year’s profit leaks away.
Can I invest in UK property from overseas?
Yes, and much of our client base does. We guide you through each stage, we handle the refurbishment and the letting, and once the property is running we deal directly with the utilities, the council tax and the tenants. Monthly profit and loss reporting is available so you can see the property’s performance without being in the country. We work in English and Spanish.
Do I need to buy through a limited company?
It depends on your income, how many properties you intend to hold and what you want to do with the profit — a company can deduct mortgage interest in full where a higher-rate individual landlord cannot, but pays corporation tax and costs more to borrow through and to extract money from. Our tax structure calculator models both on your own figures, and our optional accounting service files the HMRC and Companies House returns once you have decided. We are not tax advisers, and a decision this expensive deserves one.
